Selling a home for-sale-by-owner, FSBO, can give control over the process to the seller in that they are responsible for marketing and showing their property. When they get matched with a potential buyer, this can save thousands as the broker commission is eliminated. Selling a home is a legal transaction that should be handled by a skilled attorney. Homeowners or taxing authorities can appeal the assessed value of your home throughout the year.  In Allegheny County, the sale of a residence is often a triggering event for an assessment appeal.  Presenting evidence at the hearing requires a skilled approach, one which I first learned as a Hearing Officer for the Board of Property Assessments 

and Appeals and continue to refine throughout 

my many years in practice.
